
For more than two decades, the empty farmland at State Road 7 and Stribling Way was the biggest "what if" in Wellington. Now it has an answer. Construction is underway on Village Landing, the walkable town center many residents first heard about as Wellington Village, and it is expected to open in fall 2028. Here is everything we know about what is coming, when, and what it means for Wellington.

Wellington Village or Village Landing? Same project
If you have been following this story, you have probably seen a few different names. Early coverage in 2024 described the developer's vision as "Wellington Village." The land itself has always been called K-Park. In May 2026, Related Ross unveiled the official name, Village Landing (you will also see it written as Village Landings in some reports). All of these refer to the same 71 acre site on State Road 7.
Where exactly is it?
The site sits on the west side of State Road 7 just south of Stribling Way, a short drive south of The Mall at Wellington Green and directly next to The Village Green, the newer complex anchored by Trader Joe's and a Cleveland Clinic facility. It is the largest undeveloped parcel left along the State Road 7 corridor, surrounded by established neighborhoods such as Castellina.
From K-Park to a downtown: a 20 year story
The village bought the land in 2003 from the Kahlert family, which is where the "K" in K-Park comes from. The original plan was a park, but Wellington ended up building its parks elsewhere, including one directly across State Road 7. Over the years the property was floated for a senior living complex, a Palm Beach State College campus, a research and innovation center, a horse park and even a botanical garden. None of those moved forward.
In the meantime, the land stayed agricultural. J. Alderman Farms leased it to grow organic vegetables, paying the village about $40,000 a year.
Things changed in early 2025, when the Village Council agreed to sell the property in two pieces: one to Related Ross for a mixed-use town center, and one to the founders of an international school group for a new private school. The total deal was valued at roughly $46 to $47 million.
What is actually being built
The current plan, revised in May 2026, leans heavily into dining, shopping and work space. According to the latest reported figures, Village Landing will include:
- Restaurants: about 100,000 square feet of dining space, which would be a major addition for a village where many residents drive to West Palm Beach for a night out.
- Retail: roughly 220,000 square feet of shops.
- Offices: about 90,000 square feet of office space.
- A hotel: a 180 room Hilton, giving Wellington a new option for equestrian season visitors and family guests.
- A central lake and boardwalk: the design is built around open space and walkability, something Wellington has never really had in one place.
One notable change: an earlier version of the plan included about 300 apartments. In the May 2026 revision, Related Ross removed the residential units and replaced them with more restaurant, retail and office space.
In October 2026, the council also approved a conditional use allowing four buildings to rise between 37 and 47.5 feet, above the village's usual 35 foot height threshold.
Who is building it?
Related Ross is the Florida development company launched in 2024 and led by billionaire developer and Miami Dolphins owner Stephen Ross, with Ken Himmel as president. Himmel's team built CityPlace in downtown West Palm Beach, which is why so many residents describe Village Landing as "a CityPlace for Wellington." At the January council meeting, Himmel thanked the village for trusting his group with a site that had taken more than two decades to get off the ground.
The private school next door
The back portion of the K-Park land is reserved for Wingrove Academy, a new nonprofit PreK through 12 independent school developed by ElevateED. The school is targeting an August 2028 opening for its first phase and has committed to need-based scholarships for Wellington residents. We cover it in detail in our full guide to Wingrove Academy.
What about traffic?
Traffic was one of the biggest concerns raised at council meetings, and the approvals came with a long list of road work that must be finished before the site opens. Plans include:
- Additional lanes at the Stribling Way and Fairlane Farms Road roundabout
- Additional turn capacity at Forest Hill Boulevard and State Road 7
- Two new roundabouts, one on the north side of the property serving as the school entrance and another near State Road 7 leading into the mixed-use area
- Added turn lanes and widening around the Stribling Way and State Road 7 intersection
Traffic engineers working on the project told the council the improvements are meant to address both new trips and congestion that already exists today. The council also approved a community development district to pay for infrastructure on the site.
Timeline: how we got here and what is next
- 2003: Wellington buys the K-Park land from the Kahlert family.
- Late 2024 to early 2025: Related Ross and the school founders are selected, and the council agrees to sell the property.
- January 27, 2026: The council approves the rezoning on first reading.
- February 10, 2026: Final rezoning approval, plus a community development district for infrastructure.
- May 2026: Related Ross unveils the Village Landing name and a revised plan without apartments.
- 2026: Construction begins on the site.
- October 2026: Building height approvals for four structures.
- August 2028: Target opening for the first phase of Wingrove Academy.
- Fall 2028: Expected opening for Village Landing.
What residents are saying
Not everyone is thrilled. When the sale was first discussed, some residents argued the land had been promised as green space and should stay that way, and voiced concern about overdevelopment along State Road 7. Supporters counter that Wellington has grown by more than 40,000 residents over the past 30 years without ever getting the walkable dining and shopping district people have long asked for, and that the sale brings in significant revenue for the village.
Our take: why this matters for Wellington
Wellington has world class equestrian venues, great parks and strong neighborhoods, but it has never had a true downtown. Village Landing is the closest thing to one the village has ever planned. If it delivers on the dining and gathering space promised, it could change where Wellington families spend their Friday nights, give equestrian season visitors a reason to stay local, and put new pressure on the nearby mall to reinvent itself.
