What is The Wellington?

The Wellington is a planned private residential club community on about 400 acres. According to its official website, it will have 253 luxury residences designed by a roster of architects including Workshop/APD, Morris Adjmi Architects, D. Stanley Dixon and Squire & Partners. Planned amenities include:

  • An 18-hole championship golf course and practice facilities designed by David McLay Kidd
  • A racquet center, fitness, spa and wellness center, and swimming pools
  • Clubs for children and adults
  • Equestrian facilities tied to Wellington's horse show scene

The community will be managed by NEXUS Luxury Collection, which previously managed Albany in the Bahamas.

Who is behind it?

The developer is Wellington Lifestyle Partners (WLP), founded by Mark Bellissimo, the longtime force behind Wellington's showgrounds, with Douglas McMahon as CEO. WLP is a partnership that includes NEXUS Luxury Collection, whose backers include Tiger Woods, Ernie Els and Justin Timberlake, and Tavistock Group. In November 2025, Abu Dhabi-based Modon Holding announced a strategic investment in the project and Wellington's showgrounds, its first equestrian investment in the United States.

Where is it going?

The project centers on South Shore Boulevard in Wellington's equestrian area. When the Village Council approved the plans in early 2024, they covered two communities, as reported by the Palm Beach Post:

  • The Wellington North: the current Equestrian Village showgrounds and White Birch polo fields at Pierson Road and South Shore Boulevard, about 96 acres that were taken out of the Equestrian Preserve.
  • The Wellington South: about 290 mostly undeveloped acres near South Shore Boulevard and Lake Worth Road.

The new golf course covers 136 acres of land that was once part of the Palm Beach Polo & Country Club, whose courses closed between 1999 and 2019. If you've driven South Shore and wondered where there's room for a project this size, that's the answer: former golf land, polo fields and the existing showgrounds.

The Marketplace: hotel, condos and shops

At the entrance, WLP plans The Marketplace, a walkable mixed-use town center on a 17.9-acre site at 13421 South Shore Boulevard. In 2025 the Village Council unanimously approved zoning changes for an 80-room boutique hotel, 89 condo residences and about 117,000 square feet of shops, restaurants and offices, according to The Real Deal. It would be Wellington's first luxury hotel.

What it means for the horse shows

The approvals were tied to Wellington's equestrian venues. The Village required new showgrounds at the south end of Wellington International to replace Equestrian Village before homes can be permitted on that land, and if they aren't built by 2028, the 96 acres return to the Equestrian Preserve. The developer also agreed to give the Village 55 acres near Forest Hill Boulevard plus $2 million for a public park, and to make road and drainage improvements on South Shore, Greenview Shores and Pierson Road. Dressage is already on the move: the 2027 Global Dressage Festival is relocating to Wellington International.

How much are homes at The Wellington?

The official website doesn't list prices. A March 2026 report from World Red Eye said homes start around $5 million. Andrew Burr, a Wellington real estate agent, said in an October 2026 Instagram video that pre-sales for the first estate homes had opened at $10 million to $17 million, with buyers able to reserve with a $50,000 deposit. Interested buyers can contact the developer through the official site, which notes that federal law requires buyers to receive a property report before signing anything.

Why it's controversial

The Wellington has divided the village since it was proposed. Supporters point to new investment, upgraded showgrounds, a new public park and higher property values. Opponents, including many equestrian preserve owners, argued against taking land out of the preserve, worried about traffic on South Shore and Lake Worth Road, and questioned whether the promised showgrounds would be built. The 2024 council votes came after marathon meetings, and comments on local posts about the project still run strongly both ways.
